Window Film in Orlando's Core Neighborhoods

Inside the city, Downtown Orlando means office towers along Orange Avenue, Lake Eola condos and street-level shops. Thornton Park and College Park are bungalow neighborhoods with brick streets and walkable main streets on Washington Street and Edgewater Drive. Audubon Park and Mills 50 have mid-century block homes, Florida rooms and small storefronts on Corrine Drive and Mills Avenue. Baldwin Park, built on the old Naval Training Center, has close-set newer homes and a village center of offices and shops.

In the core, privacy film for homes near the sidewalk, clear UV film for old single-pane glass and storefront and security film for street-level businesses make up much of the work. Downtown office towers bring the larger commercial jobs. Lake Eola Heights and College Park also bring historic district questions, which we help owners work through.

Southwest and Southeast Orlando: Dr. Phillips, MetroWest and Lake Nona

Dr. Phillips combines Restaurant Row on Sand Lake Road, offices and medical buildings, and lakefront and golf-course homes around Bay Hill and Big Sand Lake. MetroWest is apartments, condos and offices along Kirkman Road near Valencia College. Southeast, Lake Nona has Medical City's hospitals and research buildings, Town Center and new homes in Laureate Park, all built recently and with little shade.

These areas lean commercial and multifamily: solar and glare film for offices, privacy film for clinics, uniform films for apartment communities and heat film for new homes facing full sun. Restaurant Row brings glare and heat work on dining rooms that face the road. Lake Nona's clinics and research buildings bring privacy film for patient rooms and glare film at workstations.

North Along I-4: Winter Park to Sanford

Winter Park brings Park Avenue boutiques, offices and historic and lakefront homes. Maitland has Maitland Center's office park and lake neighborhoods. Altamonte Springs has the SR 436 retail corridor, a hospital campus and the condos around Cranes Roost. Lake Mary is the corporate office market of Seminole County, and Sanford has a historic brick downtown, Victorian homes and Lake Monroe. Oviedo, to the east, is family neighborhoods and offices near UCF.

Office film for corporate and medical buildings, UV film for historic storefronts and homes, and heat and privacy film for suburban houses are the most common requests along this corridor. Seminole County has more corporate office space than many people expect, and much of it sits along I-4 with long ribbon windows facing big parking lots.

West and South: Windermere to Kissimmee

Windermere's lakefront estates on the Butler Chain need glare and heat film that keeps big views. Winter Garden mixes the historic Plant Street downtown with new Horizon West homes. Clermont's hillside houses face long western views. Kissimmee and Celebration bring hotels, vacation rental homes, a historic downtown on Lake Toho and the pattern-book houses and Market Street shops of Celebration.

Hotels and rental homes along US 192 make up a large share of the work in the south, while the western towns are mostly residential, with storefront and office projects in their downtowns and along SR 50 and US 27. Kissimmee's hotels are phased by room block so they stay open.

Questions About Our Orlando Window Film Coverage

Do you cover cities outside Orange County?

Yes. In Seminole County we work in Lake Mary, Sanford, Altamonte Springs and Oviedo, in Osceola County in Kissimmee and Celebration, and in Lake County in Clermont.

Does it cost more to film windows in one part of Orlando than another?

The neighborhood does not set the price; the film, the square footage, the pane count and access do. A very small job far from our other work may be scheduled alongside nearby installs.

What if my town is not on this list?

Ask anyway. Include your address when you fill in the quote form, and our reply will tell you whether we can fit it in.

Do you handle HOA and historic district paperwork in every area?

We provide data sheets, samples and photos for any HOA, condo association or city review. The owner submits or we can send them to the reviewer directly.
